The right custom home starts with the right piece of land. There’s something exciting about standing on an empty piece of land and imagining what could be there. Where will the house sit? Which windows will capture the best views? Where will you have your morning coffee? Could those mature trees become part of the landscape? Where will the sun set? And how will the home feel when you pull into the driveway? If you’re building a custom home, it’s important to look behind the build, and choosing the right homesite is an ESSENTIAL step.
When you’re building a custom home, choosing the homesite is about much more than finding a beautiful piece of property. The land becomes part of the design. In this edition of Behind the Build, we’re looking at what you should consider when choosing the place where your future home will take shape.
1. Look Beyond the View
A beautiful property can make an immediate emotional connection—and that’s important. You should love where you live. But before falling completely in love with the view, take a closer look at the land itself. Topography, drainage, soil conditions, existing trees, access, utilities and other site characteristics can influence everything from where a home can be positioned to the cost of preparing the property for construction.
A sloping property, for example, might initially appear challenging but could provide an opportunity for a walkout lower level, elevated outdoor living or exceptional views. The question isn’t simply, “Is this a beautiful lot?” It’s also, “What can we create here?”
2. Think About Where the Home Wants to Sit
One of the advantages of custom building is that the home can be designed specifically for its surroundings. Rather than choosing a house plan first and trying to make it fit the property, consider how the home and land can complement each other. Where are the best views? Where is the afternoon sun? Which areas offer privacy? Are there beautiful trees worth preserving? What will you see from the kitchen, primary bedroom or back porch? Sometimes shifting the position or orientation of a home can dramatically change the experience inside it. A great homesite isn’t just something you build on. It’s something you design around.
3. Consider What You Can’t See
Some of the most important characteristics of a homesite aren’t obvious when you’re walking the property. Depending on the location, you’ll want to understand factors such as setbacks, easements, zoning requirements, utility availability, septic or sewer access, stormwater considerations and other restrictions that may affect the buildable area.
Site preparation matters, too. Clearing, grading, retaining walls, driveway construction and utility connections can all affect the overall construction budget. That’s one reason involving your builder before purchasing a homesite can be so valuable. The goal isn’t to talk you out of a property you love. It’s to help you understand it before you buy it.
4. Picture Your Life Outside the House, Too
Your custom home doesn’t end at the back door. Think about how you want to use the entire property. Maybe your vision includes a pool and outdoor kitchen. Perhaps it’s a screened porch overlooking the trees, a large backyard for children and pets, a detached workshop or simply a quiet patio surrounded by landscaping. If outdoor living is important to you, those plans should be part of the conversation from the beginning.
The placement of the home can determine whether you have room for those features later—and whether they’re positioned to take advantage of privacy, shade and views.
5. Pay Attention to the Approach
There’s another view homeowners sometimes overlook: The view coming home.
How will you approach the house? What will you see as you turn into the driveway? Will the architecture reveal itself gradually through mature trees, or will the home make a dramatic statement from the street? Driveway placement, landscaping and the orientation of the house can create an entirely different sense of arrival. Great custom homes aren’t only designed from the inside out. They’re designed from the property in.
6. Think About Today—and Tomorrow
A homesite should support the home you want now, but it’s worth considering how your needs might change. Could you eventually add a pool? A detached garage? A guest house? More outdoor living space? Do you want acreage and privacy, or would you rather have a smaller property closer to restaurants, shopping and downtown? And don’t forget location.
Your homesite determines much more than your address. It affects your commute, schools, recreation, neighborhood experience and the way you’ll live every day. The right property should work for your house and your lifestyle.
7. Bring Your Builder Into the Conversation Early
You don’t have to have everything figured out before speaking with a custom builder. In fact, we’d rather you didn’t.
